The Requirements
Why do you need a Building Energy Rating (BER) Assessment or Airtightness test?
BER
Under BER legislation, a BER must be provided with all new dwellings when sold or rented, and from 1st January 2009, the legislation also applies to existing properties when any property is rented or sold.
Airtightness Testing
Airtightness testing is required for all new dwellings when sold or rented, under Building Regulations Part L 2007, except for those dwellings which are exempted by the Transitional arrangements.
Tests are also required where the default value is not being used for a BER.
